MagpaUpa is rental property management software for landlords in the Philippines. You use it in a web browser. It keeps your properties, tenants, lease contracts, rent billing statements, receipts, deposits and repair requests in one place. Your tenants get their own portal.
Yes. It writes a contract of lease using wording made for the Philippines. There are templates for residential, bed space, commercial, land and general use. Your lease and your lease terms fill in the blanks. Software wrote the wording, not a lawyer, so read it before you use it. You can also upload a contract your own lawyer prepared.
Yes. You can add a room with several beds at once. Each boarder gets a bed space lease with curfew and visiting hours. A parent or guardian signs for a boarder under 18. You can split a room’s utility bill among its boarders. For your plan, a room counts as one unit no matter how many beds it has.
Your tenant pays you directly by GCash, bank transfer, QR Ph or cash. You set the payment details they see. They can send proof of payment in the tenant portal. You confirm the payment, and the app issues the receipt. MagpaUpa never holds your money.
Every new account starts with 90 days free on the Growth plan. You don’t need a card. After that, the free plan covers up to 3 units. Paid plans start at ₱199 a month for up to 5 units, and go up to ₱3,999 a month with no limit on units. If you have just a few units more than your plan covers, you don’t have to move up. Extra units cost ₱50 each a month.
Nothing is deleted or hidden. Your account moves to the free plan, which covers 3 units. You keep every property, tenant, contract, billing statement and receipt. You go on collecting rent and issuing receipts, and your tenants keep their portal. The only thing you can’t do is add a unit past 3. For that you pick a paid plan. We don’t hold your card, so nothing is ever charged automatically.
Yes. Your referral link is under Settings. If a landlord signs up through it and is still using MagpaUpa a month later, you each get a free month of your plan. You can earn up to 12 free months a year. If you are on the free plan, you get a month of Starter instead.
Uploads such as tenant IDs are kept in private storage, and they open only through links that expire. Every time someone views an ID, the app logs it. Every change to your records is logged too. The contracts ask your tenant to agree to how you use their personal information.
