Terms of service
Last updated September 23, 2026
1. What this is
MagpaUpa is software that helps a landlord keep records: properties, tenants, lease contracts, billing statements, receipts, deposits and repair requests. By creating an account you agree to these terms.
2. Not legal, tax or accounting advice
The contract wording, warnings and guides in MagpaUpa are general information produced by software, not by a lawyer or an accountant. They are not advice for your situation. You are responsible for the documents you send and sign, and for your own tax and regulatory obligations. Have a lawyer review anything that matters.
3. Your account
Keep your password to yourself. Anything done with your account is treated as done by you. Tell us promptly if you think someone else has access. You may invite your own staff, and you remain responsible for what they do.
4. Your records are yours
The information you and your tenants put into MagpaUpa belongs to you. We store and process it to run the service for you, as described in the privacy notice. You can download your records at any time from Settings → Your account, and delete the account from the same page. The deletion is carried out after seven days, and can be canceled until then.
5. We do not handle your money
Tenants pay you directly, by whatever method you tell them to use. MagpaUpa records payments. It does not receive, hold or transfer rent, deposits or any other funds.
6. Listings
If you publish a listing, it must be a real, vacant unit you are entitled to rent out, described honestly, with photos of the place itself. Do not use wording that turns people away for who they are; a dormitory may say which boarders it takes. The listing shows the area, never the street or the unit number, and it hides itself once the unit is occupied. Messages from renters are yours to answer. MagpaUpa does not screen renters, arrange viewings or take deposits. We may take down a listing that looks wrong, and we will tell you why.
7. Plans, payment and renewal
Every new account starts with 90 days free on the Growth plan, with no card. Plans are billed monthly in Philippine pesos and differ only in how many units they cover. A dormitory room counts as one unit, however many beds it has. The free plan covers 3 units and costs nothing.
You pay by GCash or bank transfer and send us the reference number. A payment takes effect when we confirm it has arrived. Nothing is ever charged automatically — every month is a payment you choose to make.
A payment covers one calendar month. If you pay before your current month ends, the new month starts where the old one finishes, so paying early costs you nothing. We remind you 5 days before a paid month ends. If the month ends without a payment, your plan carries on for a 7-day grace period. After that the account moves to the free plan. Nothing is deleted — every record stays, and the free plan’s unit limit is the only change. A payment made during the grace period carries on from where the last month ended.
To stop, simply don’t pay for the next month. A move to a bigger plan takes effect as soon as we confirm the payment; a move to a smaller one takes effect from your next month.
8. Refunds
Because you can use MagpaUpa free for 90 days before paying anything, and nothing renews by itself, a month that has already started is not refunded. Stopping is always free: don’t pay for the next one.
- Mistakes are refunded in full. If you paid twice, paid the wrong amount, or paid for the wrong plan, you get the difference back.
- Problems on our side are refunded for the days lost. If MagpaUpa is unavailable, or something you paid for does not work and we cannot fix it within a reasonable time, we refund the unused part of the month.
- Changing to a smaller plan in the middle of a month, or deleting your account, does not refund that month.
Refunds go back to the GCash or bank account you paid from, in full with no fees taken off, within seven working days of our agreeing to them. We may offer free time on your plan instead, but the choice is yours. If you would rather have the money back, you get the money back.
To ask for a refund, email support@magpaupa.com with the reference number of the payment.
9. Fair use
Do not use MagpaUpa to break the law, to send anything you have no right to send, or to interfere with the service or with other users. We may suspend an account that does.
10. Availability and liability
We work to keep the service running and your data safe, but it is provided as is. To the extent the law allows, we are not liable for indirect or consequential loss, or for loss caused by your own documents, decisions or arrangements with tenants. Nothing here limits liability the law does not allow to be limited.
11. Changes and ending
We may update these terms. Material changes will be announced in the app. You may close your account at any time. We may close an account that breaches these terms, after telling you why where we reasonably can.
12. Governing law
These terms are governed by the laws of the Philippines.
